Point well taken, Mike. Still, having lived in Michigan, Florida and California over the course of my life I've dodged Tornadoes and Hurricanes as well as the occasional Earthquake. Plus I've got friends who have had massive flooding back East. Seems like it's a push no matter where you are.

Oh, and did I mention that during the 85 degree winter months I can go to the beach one day and the next day drive an hour away and go snow skiing at 8000 feet in Big Bear?
